Article 1 - Service Presentation

IMMOTECTO is a digital property management platform accessible at immotecto.com (hereinafter "the Platform"). It allows users to:

Manage their properties (landlords)
Create and share rental application files (tenants)
Conduct digital property inspections
Search for properties to rent or buy
Access partner services (Tecto Market)

Article 2 - Acceptance of Terms

Using the Platform implies full acceptance of these Terms of Use. By creating an account or using our services, the User acknowledges having read, understood, and accepted these Terms.

Article 3 - Registration and User Account

3.1 Account Creation

To access the services, the User must create an account by providing accurate and complete information. They commit to updating this information in case of changes.

3.2 Account Security

The User is responsible for the confidentiality of their login credentials. They commit to:

Not sharing their credentials with third parties
Using a secure password
Immediately informing IMMOTECTO in case of unauthorized use of their account

3.3 Account Types

The Platform offers different account types adapted to user needs:

Tenant: file creation, property search
Landlord: property management, listing publication, property inspections
Buyer: property search for purchase
Professional (Agency): real estate portfolio management

Article 4 - Platform Use

4.1 User Behavior

The User commits to using the Platform fairly and in accordance with its purpose. They are prohibited from:

Publishing illegal, defamatory, discriminatory content or content contrary to good morals
Impersonating a third party
Collecting personal data from other users
Disrupting the Platform's operation
Using robots, scripts, or other automated tools
Publishing false listings or misleading information

4.2 User-Published Content

The User is solely responsible for content they publish on the Platform. They guarantee having the necessary rights to this content.

Article 5 - Specific Services

5.1 Rental Application File

The rental file service allows tenants to centralize documents and share them with landlords. IMMOTECTO does not guarantee file acceptance by landlords.

5.2 Property Inspections

The property inspection service allows for digital records compliant with Belgian legislation.

Article 6 - Responsibilities

6.1 IMMOTECTO's Responsibility

IMMOTECTO makes every effort to ensure Platform availability and proper operation. However, it cannot guarantee continuous availability or accuracy of user-published information.

6.2 User Responsibility

The User is responsible for their use of the Platform and its consequences.

Article 7 - Intellectual Property

The Platform and all its elements are protected by intellectual property rights. Any unauthorized reproduction is prohibited.

Article 8 - Personal Data Protection

Personal data processing is detailed in our Privacy Policy. IMMOTECTO commits to complying with the GDPR.

Article 9 - Moderation and Sanctions

IMMOTECTO reserves the right to moderate content, suspend accounts, and report illegal behavior to authorities.

Article 10 - Hyperlinks

The Platform may contain links to third-party websites. IMMOTECTO disclaims any responsibility for their content.

Article 11 - Terms Modification

IMMOTECTO reserves the right to modify these Terms at any time. Continued use after modification constitutes acceptance.

Article 12 - Applicable Law

These Terms are governed by Belgian law.
