Version 2.0. Effective date: 2 June 2026. This policy explains how we process the personal data of visitors, tenants, landlords and agencies.
1. Data Controller

2. Data processed, by profile
- Visitor: browsing data and cookies, classified as strictly necessary cookies and performance and functional cookies (see the Cookie Policy).
- Tenant: identity, contact details, documents uploaded in the Tecto Dossier, derived Tecto Score, visibility in the Tecto Annuaire if activated.
- Landlord: identity, contact details, listings, billing data.
- Agency: identity, IPI accreditation, contact details, listings, billing data.
Data is collected directly from you, except for elements used for the Tecto Score, obtained indirectly via our Open Banking provider Bridge, on the basis of your consent.
3. Purposes, legal bases and retention periods
- Provision of the service (performance of the contract, Art. 6.1.b GDPR).
- Tecto Score, payment reliability (consent, Art. 6.1.a GDPR). Purpose: to assess rental payment reliability, not creditworthiness. Raw banking data is not retained after processing, only the derived score persists.
- Tecto Dossier: documents are retained until deleted by the tenant, which is effective, and at the latest according to the applicable retention period after account closure or inactivity.
- Data of an applicant shared with a professional: retained for a limited period in accordance with applicable Belgian regulations.
- Billing: retained in accordance with Belgian accounting obligations.
4. Open Banking
The Open Banking connection is operated by Bridge under DSP2, in read-only mode and on the basis of your consent. The purpose is the assessment of rental payment reliability, not creditworthiness. Your bank login credentials are not retained.
5. Processors
We use processors governed by processing agreements: Bridge (Open Banking), Stripe (payment), Supabase (database), Vercel (hosting), Resend (emails), Sentry (technical monitoring).
6. Profiling and automated decision-making
The Tecto Score constitutes profiling: it automatically evaluates an aspect of your behaviour, rental payment reliability. Under Article 22 of the GDPR, you have the right not to be subject to a decision based solely on automated processing. You have the right to human intervention, to express your point of view and to contest a decision concerning you. The Tecto Score is a decision-making support tool, not a decision.
7. Your rights
You have the rights of access, rectification, erasure, restriction, objection and portability, as well as the right to withdraw your consent at any time. You may exercise them with our contact point for data protection: dpo@immotecto.com.
You may lodge a complaint with the Data Protection Authority (APD), Rue de la Presse 35, 1000 Brussels, Belgium.
8. Transfers outside the European Union
When data is transferred outside the European Union, these transfers are governed by appropriate safeguards, including the European Commission's standard contractual clauses.
