In Belgium, 34 prospective tenants compete on average for a single available property (Immoweb, 2024) and, in France, more than one in four tenants admits to having provided inaccurate information in their application file (FLASHS study for Zelok, 2025). Faced with this double imbalance, Immotecto was founded by Mervyn Jespers with a clear objective: to put trust back at the heart of property rental, at the tenant's own initiative.

Why does the rental market need a solution like Immotecto?

The Belgian rental market has been under pressure for several years. According to the Federia/CIB barometer (2025), the average rent for a new lease reaches €1,346 in Brussels (+2% year-on-year), €879 in Wallonia (+6.2%, the highest increase since 2018) and is up +1.8% in Flanders. The scarcity of supply creates fierce competition between candidates.

In this context, landlords are tightening their selection criteria. In France, 58% of landlords declare having already detected or suspected a fraudulent application file (FLASHS study for Zelok, 2025), and 48% of prospective tenants say they are willing to falsify their file to obtain accommodation. Mistrust is taking hold, and honest tenants are paying the price.

What does Immotecto concretely bring to tenants?

With Immotecto, the tenant compiles their complete file once via the TectoDossier: identity, professional situation, references, guarantors, search criteria. All documents are encrypted (AES-256). This file belongs to them, they choose what they share, with whom and when.

The tenant can then have their Tecto Score calculated, a rental reliability score out of 100 points, based solely on their actual rent payments: did they pay, on the scheduled date? Income, savings, type of contract, nationality, age or gender are never analysed. The score is enhanced with tiers that reward the seniority of the history, with stronger weighting on recent payments. It is presented in clear labels: Excellent, Very Good, Good, Average, Needs Improvement.

Three cumulative channels feed this score:

  1. Open Banking (PSD2, read-only, revocable at any time)
  2. Bank statement import (PDF/CSV, AI concordance check)
  3. Bank screenshots (AI concordance check)

A variant exists for first-time tenants with no payment history.

Finally, the tenant generates a TectoPass: a certified, portable PDF passport that can be consulted instantly via QR code. Valid for 40 days (renewable for 3 months), it can be scanned by a professional, who consults it from an Immotecto account at €0 (the first 10 consultations are included). The tenant controls section by section what they share and sees who has consulted their pass. Everything is €0 for the tenant, with no subscription.

What does Immotecto bring to landlords and agencies?

For a landlord or agency, Immotecto reverses the usual logic: instead of waiting for applications and manually verifying each document, the professional receives or consults a TectoPass that is already structured, whose authenticity has been verified upstream by an AI concordance analysis (Claude Vision). This check returns a compliant / caution / alert status on the consistency of documents.

The Tecto Annuaire (Premium agency and Landlord management plans) goes even further: it allows professionals to actively search for already-verified tenants, without waiting for incoming applications.

B2B pricing is transparent and modular:

  • Landlords: from €0 (dashboard and 10 TectoPass consultations) to €59.99 one-time payment for one listing (Essential plan), up to €349.90/year for the Management plan (5 simultaneous listings, directory access, 20 consultations/month).
  • Agencies: from €0 to €699/month (Premium plan, directory access, 200 simultaneous listings, 500 consultations/month).

The integrated internal messaging system allows management of all exchanges between tenants, landlords and agencies without leaving the platform.

How does Immotecto respect privacy and tenant rights?

The model is tenant-initiated: it is the tenant who decides to prove their reliability, never under duress. The Tecto Score never constitutes the sole selection criterion (BE/FR anti-discrimination banner). The tenant has the right to explanation, contestation and human review, in accordance with Article 22 of the GDPR.

Data is encrypted, and authorised administrators can only access it in a restricted and traceable manner. Open Banking consultation is read-only and revocable at any time. The professional sees only what the tenant has explicitly agreed to share.

In Belgium, it is important to note that residential lease regulation is regionalised: the rules differ between Wallonia, Brussels and Flanders. Immotecto is designed to adapt to these local specificities.

Yes. Immotecto is active in Belgium (development priority) and France, as well as in Luxembourg, the Netherlands, Germany, Spain and Portugal. The platform is available in six languages: French, English, Dutch, German, Spanish and Portuguese.

Does the Tecto Score take into account my income or type of contract?

No. The Tecto Score is calculated solely from your actual rent payments: did you pay, on the scheduled date? Income, savings, type of contract (permanent, fixed-term, self-employed), nationality, age and gender are never analysed or taken into account.

How much does Immotecto cost for a tenant?

Access to the entire platform is €0 for the tenant, with no subscription: TectoDossier, Tecto Score, TectoPass generation, document concordance check, unlimited applications and messaging.

Does a landlord need to have an Immotecto account to consult my TectoPass?

Yes, but it's €0. The professional first creates a free Immotecto account, then scans the QR code of your TectoPass (or enters the consultation code): the first 10 consultations are included, paid plans exist beyond that. They only see the sections you have explicitly chosen to share.

Is Immotecto GDPR compliant?

Yes. The tenant retains control of their data at all times. They have the right to explanation, contestation and human review (Art. 22 GDPR). The Open Banking connection is read-only and revocable. Administrator access is restricted and traceable.

Does Immotecto only work in Belgium?
