Why is the traditional tenant selection process broken?

According to the LocService Observatory (2025), the French market recorded an average of 4.69 candidates per rental listing, the first decline in rental pressure since 2019, but this calm remains fragile and uneven across cities. According to a FLASHS study for Zelok conducted in June 2025 among 2,000 French people, 26% of tenants admit to having already provided inaccurate information, and 48% say they are ready to falsify their file. On the landlord side, 58% report having already detected or suspected a fraudulent file (same source). The direct consequence: according to Imodirect (2025), the rate of unpaid rent reaches 5.33% for properties managed by private landlords, compared to 1.97% for professionals.

The structural problem is not bad faith: it's the absence of a reliable way to distinguish a punctual tenant from a high-risk tenant, without falling back on discriminatory status criteria.

This file is built through three complementary tools, all at €0 for the tenant:

  1. TectoDossier: the tenant's complete file—identity, employment situation, housing history, references and guarantors, search criteria. Completed once, reusable for all applications. The score is presented in labels (Excellent, Very Good, Good, Fair, Needs Improvement) on a scale of 0 to 100, enriched with loyalty tiers rewarding the history's seniority. It is fed by three cumulative channels: Open Banking (PSD2, read-only, initiated by the tenant and revocable), bank statement import (PDF/CSV), or bank screenshot—the latter two verified by AI concordance analysis. The score is updated monthly. A first-time tenant variant exists for candidates without history.

  3. TectoPass: the certified PDF passport, instantly viewable via QR code or number. It contains the Tecto Score, validated documents, guarantors and punctuality history. The tenant shares this pass with whoever they choose, including outside the platform. To view and verify a TectoPass, the professional must create an Immotecto account at €0 (registration required), which includes 10 total consultations; paid plans exist beyond that.

The Tecto Score is not the sole selection criterion: it informs the decision, it doesn't replace it. The tenant has a right to explanation, challenge and human review (Art. 22 GDPR).

How does viewing a TectoPass work in practice?

The tenant generates their TectoPass (validity: 40 days, renewable for 3 months) and shares it with the landlord or agency, by email, message, or directly during a viewing. The professional scans the QR code or enters the number from their Immotecto account. Within seconds, they access only what the tenant has agreed to share: no more, no less.

Document concordance analysis is performed by AI (Claude Vision) and returns a status of compliant, attention or alert—this check is not an absolute guarantee of authenticity, but an objective signal of inconsistency. For agencies, the Tecto Annuaire (Premium plans) even allows reversing the process: directly search for already-verified tenants, without waiting for applications.
